April 2008 saw the introduction of new regulations for Energy Performance Certificates (EPCs) in respect of commercial buildings. For the private sector that information will essentially be a matter between buyer and seller or landlord and tenant. Public sector buildings will have a separate requirement to display a certificate showing their energy rating.
One of our assessors will visit the property and gather site notes that will then enable him to work out the energy efficiency of the building. This is very complex and requires a number of tasks to be carried out.
The assessor will need to know everything regarding the property including: The age, how it is heated, how it is cooled, what it is made of, which way it faces, the area and use of each part of the building and other such data. He will also draw a floor plan whilst there and take numerous photos.
After this data has been calculated a number of documents are produced. The ones legally required are the EPC itself which will grade the property. Please note your property may need more than one EPC if there is more than one building on the site.
The second document that again is legally required is the primary recommendations report. This is a list of recommendations that after the calculations of the building have been completed the assessor feels could/should be made at some point to reduce the running costs and the CO2 output of that property.
In addition to this we also include an explanation of what the recommendations are and how they are beneficial. Please remember that some of the recommendations may save you thousands of pounds every year and so the EPC can actually help you more than just complying with the law.
